Broadway Corridor Planning Study

Project Summary

In support of the City of Gary’s revitalization plan and the Gary Housing Authority’s goal to attract developers and businesses to four vacant land parcels along the Broadway Corridor and one on 5th Avenue, Bailey Edward performed a planning study to determine the feasibility of a mixed use facility with 200 units and 27,000 sf of retail space to market the plan to potential developers. The plan highlights Gary’s commitment to safe, livable, and vibrant communities through sustainable and healthy design principles for buildings, open spaces, and streetscapes. Positioned between Chicago and the new Indiana Dunes National Park, the Broadway Corridor Revitalization Plan underscores the city’s value for new developers.

Bailey Edward documented the neighborhood’s history, businesses, open spaces, and transportation links. The design solution includes a continuous storefront along the street, six-floor mixed-use buildings to maintain historic elevations, balconies and roof terraces for residents, a central public plaza for community events, and off-alley parking to enhance the streetscape. Renderings for the 79,602 sf mixed-use building was provided to market the plan to developers.

History

Separating the downtown into two distinctive communities, Broadway served as the principal commercial street for decades and features many prominent historic assets. However, a declining population resulted in several unoccupied buildings and vacant lots along the once vibrant street. Our design recommendations, including limiting mixed-use buildings to six floors to mimic the historic elevations, respect the neighborhood’s character.
