Walchirk Family Housing
Project Summary
To maximize the number of housing units for families while promoting sustainability, healthy living, and community through greenspaces, thoughtful design, and proximity to public transportation, Bailey Edward designed a new 48-unit, 5-story building to be constructed of the Walchirk Apartments in Evanston, Illinois. These new homes will provide the Housing Authority of Cook county to meet demands for more affordable housing for low-income families in the area.

The site is a challenging urban area and the design must integrate seamlessly with the existing senior housing and surrounding mixed-use district. The new residential building, located adjacent to the existing one, will serve as a transit-oriented development due to its proximity to public transportation and commercial avenues and the reduction of parking spaces. The design is sensitive to the surrounding housing units and includes new sitework and landscaping features. Coordination with the city of Evanston’s building and zoning departments is ongoing during the design and zoning reviews.
Sustainability
Sustainable design is also a key focus for the building. The building will apply for LEED Silver design certification. A green roof system is to be installed for stormwater retention and serve as a rooftop deck for residents. All designs follow the guidelines set forth in the Enterprise Green Communities criteria, the nation’s only national green building program designed explicitly for more eco-friendly affordable housing construction, to obtain LITHC 9% funding from the Illinois Housing Development Authority (IHDA).
Amenities
As the new building uses land currently available to the existing Walchirk Apartments, the design team considered both in-building and site amenities for new and current tenants to enjoy. The building features community rooms, indoor play areas, roof top deck, and multi-purpose rooms. Site amenities include outdoor play area, gardens, and healthy pathways throughout the site to connect residents with local commercial areas and lakefront beaches, bike pathes, and parks.
